Structural Modification & Expansion
Structural modification and villa expansion in Dubai by Casa Vogue. Load-bearing wall removal, slab openings, and full Municipality approvals.
Comprehensive Engineering Scope
Reworking an existing residence is an engineering exercise before it is a design one. Casa Vogue Design LLC delivers structural modification and villa expansion in Dubai, opening compartmented floor plates into continuous volumes, cutting slabs for double-height voids and private elevators, and extending footprints — every intervention supported by certified calculations and full authority approvals.
Structural Survey, Load Path Analysis & Consultant Calculations
No wall is touched before the building is understood. We recover the original as-built drawings, scan slabs and walls to map rebar position and cover, core-test concrete grade where records are incomplete, and trace the vertical load path from roof to raft. A licensed structural consultant then models the proposed condition and issues stamped calculations for the transfer elements, allowing the design team to size steel portal frames, transfer beams, and column jacketing against real capacity rather than assumption.
Open-Plan Footprint Expansions
Concealed steel portal frames replacing load-bearing partitions, with flush plastered soffits and zero dropped bulkheads.
Slab Openings & Vertical Volumes
Trimmed slab edges for double-height foyer voids, private elevator shafts, and cantilevered stone staircases.
Execution: Temporary Propping, Steel Erection & Strengthening
Site works follow a strict propping sequence: the affected floors are supported on adjustable shoring designed for the transferred load, demolition proceeds by controlled saw-cutting and hydraulic bursting rather than percussive breaking, and the new steelwork is erected, plumbed, and grouted before props are struck in stages. Where capacity must be recovered instead of replaced, we jacket columns, bond carbon fibre laminates to slab soffits, and resin-anchor starter bars for new elements. Exposed steel is fire-protected and treated against UAE coastal humidity.
Envelope Reinstatement, Approvals & Programme Control
Every structural opening is a new envelope junction. We reinstate waterproofing membranes with dressed upstands, re-insulate against summer roof and wall temperatures, and detail movement joints where new construction meets old to absorb differential thermal expansion. Casa Vogue prepares and submits the Dubai Municipality structural permit package, secures the master developer NOC (Emaar, Nakheel, Dubai Hills), coordinates Civil Defense approvals, and manages DEWA relocations against fixed BOQ controls.

Frequently Asked Questions
Everything you need to know about our execution process.
Can a load-bearing wall be removed in an existing Dubai villa?
In most cases yes, provided the load is transferred through an engineered steel portal frame or reinforced concrete transfer beam. We first scan the existing rebar and verify the as-built structure, then a licensed structural consultant issues stamped calculations for Dubai Municipality approval before any demolition begins.
Which approvals are needed for structural modification or expansion?
Structural alterations require a Dubai Municipality building permit supported by consultant-stamped drawings and calculations, a master developer or community NOC (Emaar, Nakheel, Dubai Hills and similar), Civil Defense approval where egress or fire compartmentation changes, and DEWA coordination for any relocated services.
How long does a structural villa modification take?
Permit preparation and authority approval typically run six to ten weeks depending on the community, followed by eight to twenty weeks on site for temporary propping, demolition, steel erection, and reinstatement. Casa Vogue issues a fixed BOQ and programme before mobilisation.
Is the villa habitable during the works?
Small openings and single-room alterations can be phased with hoarding and dust screens while the rest of the villa remains occupied. Full-slab openings, underpinning, or multi-storey expansion require vacant possession of the affected zone for safety and propping access.
